Very Good

Quite simple but good price, plenty of parking. Not too much around in the area but also not far from the waterfront/Corniche (reachable by foot), nice view from the balcony, pool in the yard

The location was convenient for me, and it was good value for the money if you don’t mind imperfection.

A very clean hotel - Spacious room - Comfortable bed - Nice swimming pool - Quite close to Muttrah by car

Be informed that if I am not mistaken there is no breakfast proposed and a GPS is rather useful to easily join the spot

A good place to stay if you plan on being out all day.

Staff were very helpful and courteous. Beds were comfortable. Hot water worked. AC worked. Wifi was good.

Woke up to the strong smell of gas in the middle of the night. My friends in the room across the corridor reported the same thing. There was a large family staying in a room (there should be a limit on how many people can do that) and they were letting their children run, scream, and throw balls off the wall throughout the floor. I had one of those, "you get what you pay for" moments.

Very close to the souk. Room was big and the bed was very comfortable.

Water pressure was very poor and the bathroom was not clean.

Good place for overnighting in Muscat

Hotel was convenient to the old town of Muscat. It was also near the Lulu Hypermarket. There is a nice pool area outside, but sadly we didn't have time to use it. Free parking.

We didn't end up walking into the old town, it would have probably taken 40 minutes (not 5 like the guy at the hotel said). There is a very strong fragrance smell in the lobby. The room itself was not very clean, but the beds were spotless and comfortable.

Breakfast was super. Location is 15min from the harbor and the staff was super helpful

Good hotel for a good price

It is regular hotel, rooms are good, bed is big, bathroom is okay. You have everething you need and you are close to interesting places in Mutrah.

Location close to the Mutrah Corniche

Hotel is located next to a mill just before entering the corniche area. Unfortunately this mill creates a lot of noise and theire is a constant noise level inside the room. Try to get a room to the backside and on a lower floor. No view then but I guess its more quite. Otherwise the Riyam is a decent budget Hotel.

Wonderful

They allowed us to check in earlier to another room, the pool was good, and we were the only ones using it at the moment.

There was very small pressure of water at the 3rd floor.

Budget stay in Matrah area

Hotel is good. Old but well maintained. Helpful staff, clean pool, balcony in every room.

Wi-fi is awful. Sometimes doesn't work at all. Impossible to work online or make video calls. Location is on the hill and nothing around. The nearest shop is on the gas station in 15 minutes walk. Sometimes you can smell gas from there in your room if it facing on the pool side. Matrah cornishe is close. If you on the wheels it's ok. Walking is around 20 mins.

rare budget option in downtown mutrah area

One of the few budget options in downtown Muscat area in a central location between Mutrah (souk 15 minute walk) and Mutrah (central bus station 30 minute walk). Set back off main road to keep down traffic noise. Has a pool which is bonus for a budget option

Given it is budget option the bed linen is old, with thin sheets with a few marks and the pillows starting to get lumpy. The corners of the rooms and high touch surfaces like around the light switches a bit dirty and marked etc but still reasonably pleasant and clean for a budget option of this price with good central location in Muscat.

The location isn’t great, 20min walk to the corniche, and the cleaning staff are incredibly noisy.
